GP 12-01/ ZC 12-01/ LOM 594/ DR 12-04
A request, from Steven E. Hester, representing Summit View Homes LLC, for Planning Commission review and consideration of:
1) GP 12-01 – General Plan Amendment to designate the incorporated area as low-density residential on the City’s Land Use Element Map;
2) ZC 12-01 – Zone Change to zone the incorporated area as Single Family Residential and Planned Development (7-R-1, PD) on the City’s Zoning Map; and,
3) LOM 594 – Vesting Tentative Subdivision Tract Map to subdivide the existing ten-acre site into 44 residential lots, three (3) open space lots, and one (1) private street lot; and,
4) DR 12-04 – Preliminary/Precise Development Plan for a 44-residential subdivision including utility improvements and landscaping for the common area and private roads.
5) Development Agreement – to address the shortfall in property tax assessment as a result of the Annexation process.
